Pre-purchase septic inspections and escrow certifications for Valley real estate transactions — thorough, documented, and on schedule for your closing.
Convert buried, hard-to-find tanks to easy-access risers. Future pumpings take minutes instead of an excavation.

Most households should pump every 3 to 5 years. Larger families, garbage disposals, farm wash water, and heavy laundry use shorten that interval. If you can't remember the last pumping, you're due — waiting risks solids pushing into the drain field, which turns a $500 pumping into a five-figure repair.
A typical residential installation runs $10,000–$25,000 depending on tank size, soil conditions, system type, and permit requirements — alternative or engineered systems for difficult soils run higher. These are general ranges, not a quote; the only accurate number comes from a site evaluation and soil test. Estimates from our network are free.
Slow drains throughout the house, gurgling toilets, sewage odors indoors or in the yard, standing water or unusually lush grass over the drain field, and backups — especially after heavy water use. Any of these warrant a prompt inspection; catching failure early often means a repair instead of a full field replacement.
Yes — new installations, system replacements, and most major repairs in Fresno and Madera counties require a permit through the county Environmental Health Division, typically including a site evaluation and soil/percolation testing. Routine pumping and minor repairs do not. Our contractors handle the permit paperwork as part of an installation.
Tank size is based on bedrooms, not people — in California, a 3–4 bedroom home typically requires a 1,200-gallon tank; 5–6 bedrooms step up to 1,500 gallons. Counties use bedroom count because occupancy changes over the life of the house. If your home has grown (additions, ADUs), your system may now be undersized.
It's not recommended — disposals add solids and grease that fill the tank faster and can push material into the drain field. If you do use one, pump on the shorter end of the interval (every 2–3 years) and skip harsh chemical additives, which kill the bacteria the system depends on.
